Buying a home

Your home is very intimate and personal. It is a place in which we make our own, raise our families, eat, sleep, and collect memories and experiences that we keep close to our hearts forever. It is important, that as your REALTOR®, I don’t assume that you know all the elements of the home buying process, but instead, provide you with a full explanation of what to expect so you’re not faced with any surprises along the way.

Assessing your needs

For most people, our largest single investment is in our home. There are many factors that will influence our decisions along the way. It is important to take the time and assess your particular needs in order to best help you achieve your ultimate goal. The goal is to find the perfect home for you and have it fit within your budget, lifestyle and needs.
Some of the first questions I will ask, as your REALTOR®, are:

  • Why are you moving?
  • What kind of time frame are you working with?(perhaps you need to relocate for employment)
  • I’ll ask about your financial situation so we aim to find homes within your budget.
  • I'll ask you about your future plans. For instance, do they include; children, business, pets, Inlaws, etc.

dream home checklistTogether we’ll identify what it is that you want and need in the home your looking for; How many rooms do you want? A pool? garage? Proximity to schools, work or other amenities. Do you want to be on the water or reasonably close? Are there any other elements that need to be considered?

Once we compare your wants, needs and budget with the available homes on the market, I can then begin to make some recommendations to save you time and effort, and, make the process a memorable experience. By accompanying you on home viewings, as your Realtor, I will be able to provide information about the neighborhood and identify various things that may require further inquiry or research. For instance; If you plan to make further improvements to the property( pool, deck, addition) sometime in the future, certain information not readily handy, may be important to have before you make any decisions. I can help uncover the answers for you.

What Homes are Available

The Multiple Listing Service (MLS) is an exclusive service accessible only through a REALTOR® and it can be a valuable tool. MLS details of a wide variety of listed properties in Wasaga Beach and surrounding areas are made available to me through this service. A real time saver when looking for that new home. Through our systems, as REALTORS®, we can access information on recent and past transactions of similar properties, thus giving you a better understanding of the prices in the market place. This will be valuable information when negotiating your purchase.

Financing Options

Financing your home is just one of the details which most home-owners need to arrange. There are many home financing options and terms available, and depending on the circumstances surrounding your particular purchase, as your REALTOR®, I can review the options with you and guide you to the appropriate experts to help you get things moving. Negotiating your Home Purchase

Negotiating a fair deal ultimately what we strive for. Price is always a consideration, but there are many different factors that come to play in each different situation. Motivations of buyers and sellers, time constraints, external factors such as interest rates, or weather. It’s important that you have the most current and best information available to work with when negotiating.
As your Realtor, I am here to gather information, act as a mediator and to head off any potential conflicts between you and the seller, and to make sure the agreement is a legally binding agreement. After all, once you commit to buy your home, you want things to move forward effortlessly so you can get packing and be prepared for moving day.

Honesty and Integrity

As most real estate professionals in Ontario are members of the ONTARIO REAL ESTATE ASSOCIATION (OREA). Only members of OREA can refer to themselves as REALTORS®. As such, we are bound by a code of ethics governing all Real Estate Professionals.

You can expect that I will strictly adhere to the laws of our land and govern myself according to the Code of Ethics which I am not only bound by, but believe to be good business practice. This code is very important to you, because it ensures that you will receive the highest levels of honesty, integrity and service.

Getting Prepared?

it is important that, as your REALTOR®, that I fully understand your positions concerning financing, time constraints and other factors which may be particular to your given situation. Do you have to sell your existing home? When do you need to take possession? Do you need to arrange financing or are you pre approved? We can discuss these issues in person, first hand, so when you find your dream home, we can work around your particular needs. Sellers have many of the same issues as buyers. Sometimes they need to meet certain deadlines for vacating their existing home because they have another home purchase pending, or other issues particular to them.

Before receiving my real estate license, I successfully completed an extensive course of study developed by OREA on behalf of the Real Estate Counsel of Ontario.
